Located at the northeast corner of the intersection of Menghai Avenue and Guiwan 3rd Road, Nanshan District, Shenzhen, the installation spanned from December 15, 2025 to April 18, 2026 – a duration of approximately four months. Covering a total installation area of 35,000 square meters, the project adopted the HUIYA SC800 Steel Raised Access Floor delivered with a bare finish. This represents the largest and highest-standard benchmark project in the history of the partnership between HUIYA Raised Access Floor and Kingboard Group.
Shenzhen Kingboard Qianhai Tower | Supertall Corporate Global Headquarters in the Heart of Qianhai Guiwan
Shenzhen Qianhai Kingboard Headquarter Tower is the global headquarters of Kingboard Holdings Limited, situated in Unit 4, Block 5 of the Qianhai Guiwan district, Nanshan District, Shenzhen – a prime location within the Qianhai Shenzhen-Hong Kong Modern Service Industry Cooperation Zone, a core hub of the Guangdong-Hong Kong-Macao Greater Bay Area.

Jointly designed by Shenzhen General Institute of Architectural Design and Research and the internationally renowned architect Lord Rogers, the project has a total gross floor area of approximately 110,000 square meters and reaches a height of 231.7 meters. It comprises a 50-story tower, a 5-story podium, and 5 levels of basement, with a total investment of approximately RMB 2.5 billion.
The design concept of Kingboard Headquarters Tower is distinctive: its structural steel elements are primarily arranged on the exterior of the north and south facades, effectively reducing the size of structural components within office floors and creating a clear visual hierarchy and rich interplay of light and shadow for the tower. The project thoughtfully incorporates a “sky garden” between every nine standard office floors, serving as spaces for rest and interaction — informal venues for work, socializing, or relaxation, embodying a people-oriented design philosophy.
Upon completion, the tower will house Kingboard Group’s key functions including international trade, supply chain management, financial center, procurement center, and R&D center, serving as the group’s strategic command center for global operations.

Its subsidiary, Kingboard Properties, is deeply engaged in commercial office real estate and owns premium office building projects across multiple key cities in China.
HUIYA Raised Access Floor has established a long-term and stable strategic partnership with Kingboard Properties. For Kingboard Properties’ office building projects in Guangzhou, Shanghai, Suzhou, Shenzhen, and other cities, the raised access floor products have been consistently supplied by the HUIYA factory. This 35,000-square-meter ultra-large-scale installation at Shenzhen Qianhai Kingboard Headquarters Tower is the largest and most technically demanding benchmark project in the multi-year cooperation between the two parties, once again affirming HUIYA Raised Access Floor’s brand strength and product quality in the high-end corporate headquarters office sector.
Project Requirements & Challenges | Professional Demands on the Raised Floor System for Supertall Corporate Global Headquarters
As a supertall Grade-A office building serving as Kingboard Group’s global headquarters, Shenzhen Qianhai Kingboard Headquarters Tower imposed comprehensive technical requirements on the raised floor system far exceeding those of typical office projects. The 35,000-square-meter ultra-large installation area, uniform quality control across multiple standard office floors, high-density network communication infrastructure, the unique construction environment of a supertall building, and the pedestal anchorage challenges in metal curtain wall edge-trimming zones collectively dictated that the flooring system must simultaneously meet professional standards across multiple dimensions: large-scale construction management, integrated cabling, stable load-bearing, acoustic performance, surface-finish compatibility, flexible maintenance, and safety and environmental compliance.
🔸① Unified Quality Control for 35,000㎡ Ultra-Large-Scale Installation
With an installation area of 35,000 square meters spanning multiple standard office floors, the construction period extended over four months. A raised floor project of this magnitude demands extremely high standards for product batch consistency, standardized construction processes, progress coordination for concurrent multi-floor operations, and an overall quality management system. The installation standard for every floor must remain consistent, ensuring the entire 35,000-square-meter flooring system presents a unified level of quality.
🔸② Flexible Management for Large-Scale Integrated Cabling
As Kingboard Group’s global headquarters, the building will deploy high-density network communication infrastructure supporting multiple core business divisions including international trade, supply chain management, financial center, and R&D center. The volume of power cables, data network cables, fiber optic links, and low-voltage signal cables across multiple office floors is enormous. The raised floor system must provide adequate and well-organized underfloor cabling space between panels and the subfloor, allowing cables to be routed in separate layers and zones in a neat and concealed manner, while also facilitating cable additions and adjustments during future business expansion.
🔸③ Stable Load-Bearing for Office Equipment and High-Frequency Foot Traffic
Multiple office floors must bear the long-term static loads of office desks and chairs, filing cabinets, server racks, printers and copiers, and other office equipment, as well as the dynamic loads generated by the daily movement of large numbers of office personnel. Over 35,000 square meters, any single-point load-bearing deficiency could be amplified into a systemic issue. The flooring system must maintain structural levelness and stability throughout long-term use, without sinking, deformation, or loosening.
🔸④ Eliminating Floor Noise to Ensure a Quiet Office Environment
Kingboard Group’s global headquarters encompasses executive offices, conference rooms, R&D centers, and various other high-standard office spaces with stringent requirements for ambient quietness. If the raised floor system produces “creaking” noises due to loose pedestals or friction between panels during foot traffic, the office experience would be severely compromised. Especially in a multinational corporation’s global decision-making center like Kingboard Headquarters, any noise originating from the floor is unacceptable.
🔸⑤ Strict Flatness Requirements for Bare-Finish Delivery
This project delivers the raised floor panels with a bare finish, with subsequent finish materials such as carpet, PVC, ceramic tiles, and other floor coverings to be installed by the fit-out contractor according to the design requirements of each functional zone. Bare-finish delivery means that the flatness of the floor panels and the uniformity of panel joints will directly affect the installation quality of all subsequent finish materials, even the slightest height variation or uneven joint will be visibly reflected on the surface of the finish material. Therefore, the 35,000-square-meter flooring system must achieve a high standard of overall flatness.
🔸⑥ Special Challenge of Pedestal Stability in Metal Curtain Wall Edge-Trimming Zones
A key technical challenge of this project lies in the fact that the office areas are surrounded by large expanses of glass curtain walls and metal partition systems. In the wall-edge trimming zones, raised floor pedestals must be installed atop the metal curtain wall partition bases on the floor in front of the glass windows. Because the metal-to-metal contact surfaces are smooth with insufficient friction, and edge zones experience uneven loading without the constraining force of surrounding panels, conventional installation methods cannot guarantee long-term pedestal stability. Under dynamic loads, pedestals are prone to sliding or tilting, directly affecting the levelness and safety of the edge-trimming areas. The client explicitly required that a professional adhesive be used to bond and reinforce pedestals in the metal curtain wall edge-trimming zones, ensuring the adhesion and displacement resistance of edge pedestals on metal substrates.
🔸⑦ Flexible Reconfiguration and Convenient Maintenance for Multi-Functional Spaces
As a global headquarters, the office layout of the building will undergo continuous optimization as the group’s business develops and organizational structure evolves. Each space reconfiguration may involve rerouting underfloor cables and partial disassembly and reassembly of floor panels. The flooring system must support independent removal and restoration of individual panels, and the pedestal framework must not shift or misalign during repeated disassembly and reassembly, ensuring the floor remains perfectly level after each renovation.

Intallation Documentation | Standardized Implementation of a 35,000㎡ Ultra-Large-Scale Raised Floor Installation
This project covered an installation area of 35,000 square meters, with a construction period from December 15, 2025 to April 18, 2026, approximately 4 months, spanning multiple standard office floors of the tower. The construction process strictly followed HUIYA’s standardized installation procedures:
Step 1: Subfloor Cleaning and Leveling
The construction team first thoroughly cleaned the original floor surfaces on each level, using industrial vacuum equipment to remove dust and debris, ensuring the cleanliness and flatness of pedestal base bonding surfaces. Selected areas underwent floor leveling treatment as needed.

Step 2: Layout Marking and Pedestal Installation
Precise grid lines were marked according to design drawings, and height-adjustable steel pedestals were installed at grid intersection points. Pedestal bases were fitted with HUIYA standard accessories, including black rubber shock-absorbing pads and cross-head locators. A spirit level was used to calibrate the height of each pedestal individually, ensuring overall surface-level deviation remained within the permissible tolerance range.

Step 3: Floor Panel Installation and Screw Fastening
HUIYA SC800 steel cementitious floor panels were placed one by one onto the pedestal cross-heads and securely fastened with screws. Joints between panels were even and level, with X-shaped reinforcing connectors clearly visible, ensuring the overall structural stability and integrity.

Step 4: Wall-Edge Trimming and Special Area Treatment
Precise cutting and trimming were performed at perimeter walls, curtain wall edges, and irregular areas to ensure a tight fit between the floor panels and the building structure. In metal curtain wall partition zones, KONISHI KU928 adhesive was used to reinforce pedestals (see details below).

Step 5: Large-Area Installation Completion
随As construction progressed, the large-area installation zones on each floor gradually took shape. Within the spacious and bright office floors, the neatly aligned SC800 panels complemented the robust pedestal structure, and the 35,000-square-meter raised floor system presented a unified, level, and professional overall appearance.

KONISHI KU928 Polyurethane Structural Adhesive | Pedestal Reinforcement Solution for Wall-Edge Trimming Zones
In this Kingboard Headquarters Tower project, because the office areas are extensively surrounded by metal curtain walls and glass partition systems, raised floor pedestals needed to be installed on the metal partition bases beneath the glass windows. Unlike conventional concrete subfloors, metal substrates are smooth and incompatible with expansion bolt fixation, resulting in unstable edge pedestal loading and susceptibility to displacement. To ensure the long-term stability of pedestals in perimeter edge zones, the client specifically required the use of KONISHI KU928 polyurethane structural adhesive to bond and reinforce pedestal bases in the wall-edge trimming areas.
KONISHI KU928 Product Introduction

Why KU928 Is Particularly Suited for Raised Floor Metal Pedestal Bonding
Outstanding Metal-to-Metal Adhesion: Traditional cement-based adhesives provide insufficient adhesion to smooth metal surfaces, whereas KU928’s polyurethane molecular chains form strong chemical bonds with metal surfaces, ensuring a firm bond between pedestal bases and metal curtain wall substrates.
Elastic Compensation Mechanism: Supertall buildings experience micro-structural displacements under wind loads and temperature fluctuations. The elastomeric properties of cured KU928 allow it to “flexibly follow” such displacements without fracturing, far superior to rigid adhesives.
Drill-Free Installation: In glass curtain wall zones, metal substrates and glass structures do not permit drilling. KU928 provides a non-destructive bonding solution that preserves structural integrity while achieving pedestal fixation.
Rapid Initial Tack for Efficient Construction: KU928 exhibits excellent initial tack, enabling pedestals to be quickly positioned after adhesive application, significantly improving construction efficiency in wall-edge trimming operations.
By adopting the KONISHI KU928 pedestal adhesive reinforcement solution in the perimeter metal curtain wall zones, the challenge of securing edge pedestals on non-standard substrates was effectively resolved, ensuring the overall stability and safety of the 35,000-square-meter raised floor system.
